Renovation is harder than new build and priced as though it were easier. You inherit someone else's decisions, the drawings rarely match the building, services run where nobody recorded them, and the client usually needs to keep occupying the place while you work.
Malanc Projects carries out general building renovations across commercial, public and industrial buildings — structural repair, plastering, screeds, tiling, ceilings, painting, wet services and finishes. Much of this work accompanies a mechanical or electrical upgrade, where clients find it considerably simpler to keep builder's work with the same contractor.

- Investigation and repair of degraded reinforced concrete, cracked masonry and failed structural elements.
- Plastering and screeds
- Internal and external plastering, floor screeds and surface preparation to receive finishes.
- Brickwork and blockwork
- New walls, infill, openings formed and closed, and lintel and beam-filling work.
- Ceilings and partitions
- Suspended ceilings, bulkheads, drywall partitions and access provisions coordinated with services above.
- Painting and finishes
- Surface preparation and decorative and protective coating systems, internal and external.
- Tiling and floor finishes
- Floor and wall tiling, epoxy and screeded finishes appropriate to the use of the space.
- Wet services and plumbing
- Sanitary installations, hot and cold water reticulation, drainage and fire hose reel installations.
- Waterproofing
- Roof, balcony, basement and wet-area waterproofing systems applied to specification with proper detailing at upstands and penetrations.
- Builder's work in connection
- Chasing, coring, plinths, kerbs, penetrations and making good in support of mechanical and electrical installations.
- Access and scaffolding
- Designed access scaffolding and edge protection for facade and high-level work.

A defined scope priced item by item, with any genuinely unknowable conditions identified as provisional rather than buried.
Phasing and access planning
Work sequenced around occupation, with access, protection, dust and noise control and tenant communication agreed in advance.
Strip out and structural repair
Removal of failed finishes and repair of the substrate — the stage that determines whether the new finish lasts.

Yes, and most of our renovation work is exactly that. It requires phasing, protection of occupied areas, dust and noise control, and sometimes out-of-hours working. All of that affects the programme and the price, so we plan it openly with you at the outset rather than discovering the constraints halfway through.
We open up and investigate before pricing wherever access allows. Where a condition genuinely cannot be established without demolition that is not yet justified, we identify it as a provisional item with a stated assumption. Burying that risk in a lump sum only guarantees an argument later.
Yes. Many clients appoint us for a renovation precisely because the HVAC, electrical and wet services scope can sit with the same contractor as the builder's work. It removes the coordination gaps where chasing gets done in the wrong place and making good never quite happens.
Yes. We investigate the extent of degradation, break out to sound material, treat the reinforcement, and reinstate with an appropriate repair mortar or concrete. The critical part is establishing why the degradation occurred, because a repair that does not address the cause simply fails again.
Yes, to a designed scheme with proper edge protection and inspection regime. Access is one of the areas where renovation projects most often cut corners, and it is also where the most serious incidents occur.
