Overview

Systems that are flushed, balanced and commissioned — not merely installed.

An HVAC system is judged on a hot afternoon in February, not on the day it was signed off. The difference between a system that copes and one that generates complaints is rarely the equipment selection — it is whether the installation was flushed, balanced and commissioned properly, and whether anyone has maintained it since.

Malanc Projects installs and maintains chilled water systems, VRV and VRF installations, ducting and air distribution, and complete plant rooms for commercial, industrial and public buildings. Our mechanical background means the pipework, supports, insulation and pumps are treated as engineering rather than as an accessory to the chiller.

Scope of works

What this covers.

Each item is work we self-perform or directly supervise.

Chilled water systems
Chillers, primary and secondary pumps, headers, buffer vessels, air handling units and fan coil units — installed, flushed, balanced and commissioned.
VRV and VRF systems
Variable refrigerant systems installed with correctly sized and pressure-tested refrigerant pipework, condensate management and controls.
Ducting and air distribution
Sheet metal ducting fabricated and installed, with diffusers, grilles, dampers, attenuators and fire dampers correctly positioned and accessible.
Fans and ventilation
Supply, extract, smoke and car park ventilation systems, including fan selection, installation and performance verification.
Plant room installation
Complete HVAC plant rooms — equipment layout, pipework, valves, strainers, insulation, supports and instrumentation.
Insulation and cladding
Thermal insulation and cladding on chilled water and refrigerant lines, executed so that condensation and energy loss are actually controlled.
Controls and BMS interface
HVAC controls wiring, sensor installation and interfacing to building management systems.
Testing, balancing and commissioning
Flow and air balancing to design, performance verification and full commissioning documentation.
Planned HVAC maintenance
Scheduled servicing of chillers, AHUs, FCUs, VRV/VRF and ducted systems, with condition reporting and a forward maintenance plan.
2D and 3D HVAC drawings
Coordinated duct and pipe layouts, sheet metal drawings, plant room arrangements and as-builts.

Benefits

Why it matters who does this work.

Balanced, not just installed

Water and air systems are proportionally balanced to design flow rates and the results recorded. An unbalanced system wastes energy in every hour it runs.

Condensation controlled

Insulation and vapour sealing executed properly on chilled lines — the difference between a dry ceiling void and a recurring damage claim.

Performance verified

Approach temperatures, flow rates and power draw measured at commissioning so you have a baseline to compare against in three years.

Maintenance with a report

Every planned visit produces a condition report with findings, corrections and a forward plan — not a signature on a job card.

Mechanical rigour on pipework

Supports, anchors, guides and expansion provision engineered rather than improvised, because rooftop chilled water lines move.

Complete O&M handover

Commissioning records, equipment data, control descriptions, filter and belt schedules, and warranty information issued at handover.

Our process

How we deliver it.

Each stage produces something you can inspect, test or file.

01

Survey and load review

Existing plant, space, access and cooling load reviewed. On refurbishments we establish what is actually installed before proposing what should be.

02

Design coordination and drawings

Duct and pipe routes coordinated against structure, electrical and other services in 2D or 3D before fabrication begins.

03

Fabrication and procurement

Sheet metal fabricated to drawing and equipment procured with lead times confirmed and communicated, not assumed.

04

Installation

Pipework, ducting, equipment, supports and insulation installed, with pressure testing and cleanliness controlled before the system is closed up.

Questions

Frequently asked.

Yes, and it is a large share of our maintenance work. The first visit on an inherited system is longer than a routine service because we survey what is actually installed, record model and serial data, and give you an honest condition assessment — including anything that is already beyond economical repair.

Typically scheduled servicing of chillers, air handling units, fan coil units and VRV/VRF equipment: filter and belt replacement, coil cleaning, refrigerant and pressure checks, condensate management, electrical and control checks, and performance verification. Each visit produces a condition report with a forward plan for the next twelve months.

Because an unbalanced system moves the wrong volume of water or air to the wrong places. Some spaces are over-served and some are starved, occupants complain, and the plant runs harder than it needs to in order to compensate. Balancing is measured and recorded work, and it is the single most commonly skipped step in commercial HVAC installation.

Yes. Most of our commercial HVAC work is in buildings that cannot close. We plan phased isolation, out-of-hours working where necessary, dust and noise control, and clear communication with facilities management so tenants are not surprised.

Yes. We produce 2D and 3D duct and pipe layouts, sheet metal drawings, plant room arrangements and as-builts as a standalone service, without any requirement to appoint us for the installation.
